Leland New Home Community Tours and Events at Compass Pointe and Brunswick Forest

My good friend and HDTV expert Alfred Poor follows my blog and has exclaimed more than once that it seems I spend a lot of time eating for free at Realtor events. And of course he's right (he generally is) but as a working member of the technology press for nigh on to 30 years (he started young), Alfred works his own way well around a promotional luncheon, I know for a fact.

This week I laid kinda low on the meal circuit, but Thursday and Friday made up for it at events involving Compass Pointe and Brunswick Forest, two of Leland's newest new home communities and, once they get built out, the two largest.

On Thursday we went to the newly-opened sales center at Compass Pointe. As you can see the roads are now paved going into the community. The flora in the neighborhood mixes pines and palm trees.

You do have to pass a security gate to get in, but once you do, the Discovery Center is the first building on the right. You can go in on your own, but if you do and it's as a result of this blog, please mention my name. Otherwise I'd be honored to give you a personal tour of Compass Pointe and other Leland and Wilmington area communities.

Directly across the street from the sales center there are homes being built, some of which are models (with generous lease back deals for investors) and others for immediate occupancy.

When we arrived on Thursday this truck was also delivering golf carts for a huge promotion they're having this weekend.

The building below is the sales center, with a parking lot on the right.

We met with Angela Batchelor, Compass Pointe's excellent REALTOR relations coordinator.

Before we scurried back to get our lunch (yeah, Alfred, you're right) we stopped to look at the large scale topographical table map of the community.

When we met in a conference room a community map on the wall came in handy.

In the main room is a list of recent sales. It looks during March most of the sales came from people from CT, NY, NJ, PA, and NC with a few others. Overall approximately 45 homes are under contract in this brand new community. Eventually the total will be close to 4,000!

Later Thursday afternoon I went to downtown Wilmington for a REALTOR event at the new Brunswick Forest sales office located on Market Street. This sales office is right next door to the Wilmington office for Compass Pointe - maybe they'll rename that block Leland Street.

Inside the Brunswick Forest downtown sales office window you'll see a neat 3-wheeled bicycle. According to the sales folk during Easter weekend they could have sold that bicycle many times over.

Inside the new office were a passle of Brunwick Forest sales agents and staff as well as some pretty fine food.

And that was Thursday.
Friday morning bright and early (10AM!) a group of REALTORS met at the Brunswick Forest Wellness Center for an introduction to three new communities within Brunswick Forest. We boarded a Wilmington Trolley Company trolley car for the tour.

The first neighborhood we visited was Belshaw, with four new models, each an updated version of popular home models Premier Builders has developed based on buyer experience and preferences.

We also toured a new townhome community called Ashwood with two furnished models and 6 models in the unique village-y Shelmore.
Oh yeah, and then we went back to the Wellness Center and had lunch!
If you'd like to see either of these fine Leland new home communities, or other communities in Leland or Wilmington, I'd be honored to assist you.

Arts and Cultural Events Calendar: Creative Wilmington - Daily Events

Had a great day yesterday:
- had a super BNI networking meeting,
- saw houses with great real estate buyer clients from D.C. who are moving to Leland, NC to telecommute,
- had a first house listing meeting with some good friends: very nice folks, super house and yard in Magnolia Greens
- powerful Mastermind call in the evening,
- finally Marge and I then caught a bit of American Idol tryouts - Twittering and Facebooking with a few friends about contestants and judges.
- Oh, and I had some more of Marge's over the top awesome squash soup! (e-mail me for the recipe)

Today I'm looking forward to:
- catching up on research and essential paperwork for clients,
- a Coldwell Banker Sea Coast Realty Leland office meeting at The Willows,
- meeting with good buddy Angela Batchelor to talk about the Pointe South communities Compass Pointe and Waterford of the Carolinas.
- And then a quiet working evening at home . . . maybe.

Oh yeah, and here's yesterday's photo from Daily Mugshot:

Visiting Compass Pointe in Leland, NC - Ready to Sell!

Wow, the opening screen on the video below is pretty scary looking - to me anyway. We can't quite figure why it happened. Don't worry, though, as soon as you click the "play" icon the odd-looking Bruce with the half-closed eyes goes away.

Today I got to tour Compass Pointe in Leland, NC. Compass Pointe is one of Leland's newest developments and is being built and marketed by the same developers produced Waterford of the Carolinas, Wedgewood, and Palmetto Creek. I toured the property with Angela Batchelor, the marketing liaison and Todd Garrett, one of the lead on-site sales folks.

Compass Pointe is located just off Routes 74-76 west of Leland, just past the Leland campus of Brunswick Community College. To put it in a regional perspective, Compass Pointe's main entrance, also called the East Entrance, is 9.2 miles from the 3rd Avenue light in Wilmington, just after you get off the Cape Fear River Bridge.

No one lives in Compass Pointe yet, so you still have a chance to be the first official resident. Lots have been sold and several homes are under contract, with most expecting to move in in 1-3 years. A lot of work has been accomplished on the infrastructure of the community and in the first phases streets, landscaping, and street lights are in - awaiting only blacktop to be finished, as can be seen in the photo below.

The model home, built by Logan Builders, is nearing completion, with actual occupancy by the on-site sales staff expected in March or April.

There will be a wide range of amenities in Compass Pointe, including multiple pools, tennis courts, pavillions, and fitness centers. One interesting feature will be the Beach - why move to coastal North Carolina if you can't have your own beach, right? The shot below shows work in progress on the beach adjacent to one of the communities larger ponds.

In many places you can see homesites that are ready to build on, but in others it's clear that a lot of heavy lifting is still going on. The two photos below, taken in the area where first phase patio homes and townhomes will be built, show the busy work taking place.

Compass Pointe will be a golf course community, with 27 holes in all. The pro shop will have wide porches and viewing areas and will also have a grill and an event room.

Much of the golf course has been laid out so potential property owners can see what their eventual views will be. The initial course opening won't be until 2011 or 2012.

One golf feature that will be unique to the area, is an extensive golf practice area. With multiple target greens, multiple tee boxes, and lots of putting practice areas.

I toured Compass Pointe with fellow agent Ophard Willis and we were both pleased and surprised to see the extent of the existing development. This neighborhood is ready to sell.

Angela and Todd are in the photo above, at the West Entrance of Compass Pointe. That entrance will lead initially to an area of village-style retail and specialty shops that will be accessible to the public but also very convenient for residents of the community.
I have a lot more information about Compass Pointe that I will be posting on my real estate blog, but wanted to share these initial photos and impressions with you now.

Compass Pointe Sales Office Grand Opening Today at 108 Market Street

This morning I was the first to show up for coffee and bagels at the grand opening of the brand new sales office for the Compass Pointe neighborhood in Leland. The sales center, at 108 Market Street in downtown Wilmington, will be open today (October 14th) from 10am-8pm for REALTORs and others who'd like a sneak preview of this exciting new community.

Located off routes 74-76 on 2,200 acres of what are described as the highest point in Brunswick Country, North Carolina, Compass Pointe is a huge undertaking that, like Brunswick Forest, Waterford of the Carolinas, and Magnolia Greens will be developed over 10+ years. First phases will include townhomes, patio homes, tropical-style homes, and custom home lots with townhome prices starting in the $150's and home and land prices starting in the $200's.

Planned amenities, in addition to a village-style shopping area, will eventually include a 27-hole golf course, a tennis complex, swimming pools, fitness center, canoe and kayak launch, soccer field, many walking trails, a dog park, and an amphitheater. Compass Pointe has aready been named an Audubon International Gold Signature Community and will have at least two Audubon bird sanctuaries. Golf cart lanes on both sides of community roads will encourage alternative transportation use.

Community sales representatives will be on hand all day during the grand opening and will include some familiar faces, including K.C. Billings (pictured with the community map), Todd Garrett, John Matoska, and John Avera.
